SPOT has a distributed workforce so we don’t have expensive, fancy offices or high payroll costs for lots of staff.  Leveraging the latest technologies allows us to do more with less (people)!  We employ cost-effective consultants to help us when we need it.  And with all that savings, we pass the savings on to our clients.  You get full service, local and highly experienced agents, and great marketing, all for 1% commission!

A LOT!  Most traditional Chicago brokerages charge 3%-4.5% to sell your home.  These high commissions are tied to large staff and expensive offices.  SPOT leverages technology and a distributed workforce to cut costs and passes the savings on to you, the seller.  Compare that to SPOT’s 1% commission and on a $350,000 home you’ll save $7,000.  Yep, that’s an extra $7,000 in your pocket.  Maybe you will go on a trip.  Buy a new car.  How about replacing that sofa you had from college?  

We don’t like to consider ourselves a discount brokerage.  While our commission is only 1%, you still receive full-service.  Our ability to charge a lower commission comes from efficiencies using technology, a distributed workforce, and no fancy expensive offices that no one really uses anymore. 

All of our plans have agent participation included in them.  You can choose whatever plan suits your needs.  The higher the plan, the more participation your agent has in the process.  Even at our most expensive plan, you only pay 1% commission at close.  Check out the Savings Calculator on our Home Page to get a quick idea of the savings based on what you think your home is worth today.

Absolutely!  Depending on the plan you choose will determine how much participation your agent has with you.  The higher the plan, the more participation by your agent and the less you need to do.

Yes and yes!  Once your sign up with SPOT, we will list your property on MRED (the Chicago MLS) and once live there your listing will be syndicated to all the major sites like www.zillow.com, www.redfin.com. www.realtor.com, etc.  And we syndicate to about 150 other lesser-known sites as well.

No!  As a seller, you will need to leave during the showing times requested by agents bringing their clients through.  We can provide you with marketing materials to be left out.  On our Prime and Elite plans, a secure, digital lockbox tracks when an agent arrives and leaves and once their appointment is over, they don’t get access again. 

All our plans have an upfront fee.  Think of it as an engagement fee to get started.  However, don’t be fooled into thinking traditional brokerage agreements don’t have similar fees.  Most Chicago real estate agencies charge $495-$595 fees on their listing agreements plus 3%-4.5% so you aren’t paying us a fee that you wouldn’t most likely pay elsewhere. 

Depending on the plan.  We have one strictly flat fee plan and then two plans that include a flat fee and then only 1% at closing.  Compare that to the traditional Chicago brokerages charging 3%-4.5% and you can see why SPOT is clearly the best value in the Chicago Real Estate Market. 

After August 17, 2024, the option to pay a buyer’s agent became optional however most sellers are still being asked to pay the buyer’s agent’s commission as a part of the offer.  At SPOT, we are very versed on the NAR settlement and we can walk you through all of your options and how your choices could impact the saleability of your home.  

At SPOT, part of our strategy meeting with you is to discuss current market dynamics and together we will arrive at a price that aligns with your desired outcome.  Historically, if you price at or below market, you will sell quickly and many times you will receive multiple offers.  Conversely, if you are ok with longer market times, you can price slightly higher.  Your SPOT agent will discuss the pros and cons of each approach with you. 

Yes!  We don’t believe in holding any clients “hostage”.  If you decide that SPOT isn’t doing it for you, we will cancel your listing agreement.  However, the upfront flat fee is non-refundable and is used to offset the costs we incur to get your listing on the MLS.  

At SPOT, we’re all about making sure your home sells! We take the time upfront to give you the best advice on things like pricing, improving both the outside and inside looks of your home (plus, our Elite Plan includes a free staging consultation), and getting stunning photos that really show off your place.  You’ll always be in the loop with regular updates, so you’ll know what’s happening and any tips we have based on how the market is reacting. We’re in this together!

Most definitely!  Some times you feel like you can do it all, without realizing all the work that goes into selling your home.  If you picked a plan but would like to get more agent participation, just let us know and we will be happy to upgrade you to the plan fits your needs.

Great question!  First, congrats…Next, if you would like to make sure that you are in legal compliance with the process of selling your home, we recommend that you hire us for our Smart Plan.  Here you will get all you need to legally protect yourself during the sale.  While this is the least level of participation, it will be enough for one of our agents to assist you in transacting your sale.  And at that price, you deserve to keep the rest because you did all the hard work to get a buyer.
