THE SPOT BUYER ADVANTAGE

Why does expert buyer representation matter after a home search?

SPOT gives buyers more than access to listings. You receive experienced guidance on what a home may be worth, how an offer should be structured, where the risks are, and what needs to happen next.

FULL-SERVICE REPRESENTATION

One accountable professional stays involved from your first strategy conversation through closing.

LOCAL MARKET JUDGMENT

Pricing, neighborhood context, property condition, competition, and resale considerations are evaluated together.

MONEY BACK AT CLOSING

Sell your current home with SPOT and receive a 1% rebate when you purchase your next home.

Rebate use depends on lender approval and loan-program requirements.

BUY AND SELL WITH SPOT

One move. Two transactions. 1% back on the home you buy.

When SPOT also lists and sells your current home, you receive a 1% rebate on the purchase of your next home. The rebate is applied at closing and can reduce eligible closing costs or otherwise be handled as permitted by your lender and loan program.

Questions buyers ask before they begin.

Do I need a pre-approval before I start looking?
You can browse without one. Before you tour seriously or make an offer, a lender pre-approval clarifies your budget and shows sellers you are prepared. SPOT can help you understand what to ask a lender, but the lending decision belongs to you and your lender.
How does the 1% buy-and-sell rebate work?
When SPOT lists and sells your current home and you purchase your next home with SPOT, you receive a 1% rebate on the purchase price, applied at closing. On a $500,000 purchase, that is $5,000. How the rebate can be applied depends on your lender and loan program. Terms are negotiable, and eligibility must be confirmed for your specific transaction.
Is there a rebate if I am buying without selling?
SPOT offers a separate buyer-only rebate based on how we work together during the search. It is calculated from a portion of SPOT’s received buyer-side commission, not as 1% of the purchase price. Ask SPOT for the current terms and your eligibility.
Who pays my buyer's agent?
Buyer-broker compensation is set out in your written buyer representation agreement. Depending on the agreement and the offer, it may be paid by you, contributed by the seller, or handled through another lawful arrangement. SPOT explains the options before you sign. Terms are negotiable and depend on your transaction.
Do I have to sign a buyer-broker agreement before touring homes?
A written buyer agreement is generally required before an agent tours a home with you. SPOT walks through its terms, including compensation and duration, before you sign. You can review it with your attorney.
How does SPOT help determine what a home is worth?
We review recent comparable sales, competing listings, price history, condition, location, and resale considerations. The goal is to help you decide what the home is worth to you in the current market and how to structure an offer around it.
What happens after my offer is accepted?
The contract moves into attorney review, inspection, appraisal, and financing. SPOT tracks deadlines, helps you understand decisions that come up, coordinates negotiated resolutions, and stays involved through the final walk-through and closing.
What is the difference between SPOT's MLS search and Zenlist?
SPOT's MLS search lets you explore active listings on our website. When you work with SPOT, Zenlist adds a more tailored search, a way to share homes with your agent, and access to eligible Coming Soon listings that do not appear in our standard search. A Zenlist account is required to view those listings.
Where does SPOT represent buyers?
SPOT represents buyers in Illinois, with a focus on Chicago and the surrounding suburbs. Contact SPOT to confirm service for a specific area.
