What exactly does the 1% commission cover?+
Pricing strategy, professional photography and marketing, MLS exposure, showing coordination, offer negotiation and contract-to-close representation. The 1% is SPOT’s listing commission. Any applicable administrative fee is separate, and buyer-agent compensation, if any, is negotiated separately.
How can SPOT offer full-service representation at 1%?+
SPOT is built around a lean, technology-enabled brokerage model with lower fixed overhead than traditional office-heavy structures. That lets us price the listing side differently without stripping out the core service.
Who pays the buyer’s agent?+
Buyer-broker compensation is negotiable. Depending on the buyer’s representation agreement and the offer, the buyer may pay it, the seller may agree to contribute toward it, or it may be handled through another lawful arrangement. SPOT helps you evaluate any request as part of the overall offer before you agree to it.
Are there any other fees?+
SPOT’s administrative fee is separate from the 1% listing commission and varies by home value. The amount is disclosed on our Pricing page and before you sign a listing agreement. Buyer-agent compensation, if any, is separate and negotiable.
Do I have to sign a long-term contract?+
No. If either you or SPOT decides the listing relationship is no longer the right fit, the agreement can be terminated. We don’t believe in holding a homeowner in a listing agreement they no longer want to be in..
