Living in Inverness

Inverness, IL homes for sale are mostly single-family houses on lots of an acre or more, set along curving roads that follow the land. The village is in northwest Cook County, about 30 miles northwest of downtown Chicago, with Barrington to the north, Palatine to the east, Hoffman Estates to the south and South Barrington to the west.

Inverness incorporated in 1962 and covers about 6.5 square miles. The 2020 census counted 7,616 residents. The eastern half of the village is in Palatine Township and the western part is in Barrington Township. Depending on location, a home has a Palatine (60067) or Barrington (60010) ZIP code.

Location inside the village decides more than the mailing address. It sets the school district, the fire protection district and, for a handful of subdivisions, whether the house is on municipal water. Most homes use private wells and septic systems. The sections below cover the village's history, its subdivisions, schools and the checks that matter most when you compare Inverness homes.

The Four Silos at the Inverness Village Hall

Local highlights and attractions

Inverness is almost entirely residential. What it has instead of a downtown is open land: a golf course at its center, village parks and a large forest preserve at its edge.

  • The Four Silos

Four silos from Arthur McIntosh's farm now form the Village Hall on Baldwin Road. The village moved its offices there in 1985, and the silos have become the village's best-known landmark.

  • Inverness Golf Club

A private, member-owned club on Roselle Road. The first Inverness homes, occupied by 1939, were built mostly around the edge of the course.

  • Inverness Park District

The park district maintains three parks totaling 42 acres: North Park on Highland Road, which also holds the district offices, Maggie Rogers Park on Ela Road and South Park on Thompson's Circle. The Palatine Park District also serves village residents.

  • Deer Grove Forest Preserve

The first preserve in the Forest Preserves of Cook County, with close to 2,000 acres of upland forest, ravines, wetlands and prairie, and paved and unpaved trails. Entrances are off Quentin Road and Dundee Road, a short drive from most of the village.

  • What is Inverness's commitment to trees?

Inverness is a Tree City USA community. A village Tree Commission works with the village arborist, including a program that shares the cost of planting new front-yard trees.

How Inverness was built

Inverness began as one developer's plan and grew through custom building and annexation. The era of a home often tells you what to expect from the lot, the road and the utilities.

  • 1926 to 1939: the McIntosh plan

Chicago developer Arthur T. McIntosh bought the Temple farm in 1926, then ten more farms and a golf course, about 1,500 acres in all, and named the area after his clan's home in Scotland. Roads were laid out to follow the rolling land, lots were at least one acre, and the company approved every house plan and its placement.

  • 1939 to the 1960s: the first homes

The first homes were occupied by 1939, mostly around the golf course, and were generally one story. Construction stopped during World War II. After the war, buyers purchased lots from the McIntosh Company and built custom homes, and the company kept control over lot sales and resales until the village incorporated in 1962.

  • 1970s and 1980s: growth and annexation

The village grew faster than expected and annexed large areas of existing homes in unincorporated Cook County, then continued west. That is why Inverness spans two townships, two fire districts and three school districts.

  • Subdivisions on municipal water

The village lists Inverness on the Ponds, the Shires of Inverness, Maison du Comte, Ashbury and the Enclave as served by the Village of Palatine, and Braymore Hills, Sanctuary II of Inverness, Glencrest III, Weatherstone and the Estates at Inverness Ridge as served by the Village of Barrington. Most other homes are on private wells and septic.

How do you get around Inverness?

Inverness roads were designed for privacy, not through traffic. Map school, work and the train from the actual address before you compare homes.

  • What are the main roads in Inverness?

Palatine Road, Ela Road, Baldwin Road and Roselle Road carry most local traffic. Dundee Road (Route 68) and Northwest Highway (US 14) run to the north, Algonquin Road (Route 62) to the south, and Barrington Road and Roselle Road lead south toward I-90.

  • Is there a Metra station in Inverness?

The Union Pacific Northwest line runs along the village boundary, but there is no station in Inverness. The closest are Palatine and Barrington. Check the current Metra schedule for drive and ride times.

  • Who provides police and fire services in Inverness?

The village has its own police department. Fire and emergency medical service depends on location: the eastern two-thirds of the village is served by the Inverness Fire Protection District from its station at Palatine and Ela Roads, and the western third by the Barrington Countryside Fire Protection District from stations in Barrington Hills and Barrington.

Inverness area schools

Three school districts serve Inverness. According to the village, Palatine Community Consolidated School District 15 and Township High School District 211 serve residents mostly in the Palatine Township part of the village. Barrington Community Unit School District 220 serves the Barrington Township area and part of Palatine Township. A ZIP code, mailing city or nearby school does not confirm which schools serve a home.

Before you rely on a school, verify the specific property address with the district.

  • Kindergarten through grade 8

    Palatine CCSD 15

District 15 assigns elementary and middle schools by address. Confirm the assigned buildings for the property with the district.

    District 15
  • High school

    Township High School District 211

District 211 has five high schools. District 15 students in Inverness continue to District 211, and many Inverness listings show William Fremd High School in Palatine. Confirm the assignment for the address.

    District 211
  • Kindergarten through grade 12

    Barrington CUSD 220

District 220 serves kindergarten through high school. Its students attend Barrington High School, with elementary and middle school assigned by address.

    District 220

Five checks worth making before an offer

  1. Confirm school assignment for the exact address

Districts 15 and 211 serve part of Inverness and District 220 serves the rest. Contact the district about the specific address before relying on a listing or a map.

  2. Confirm the village, not just the mailing address

Inverness homes have Palatine or Barrington mailing addresses, and nearby homes with those addresses may be in Palatine, Barrington, South Barrington or unincorporated Cook County. Check the parcel with the Cook County Assessor.

  3. Plan inspections for well and septic

Most Inverness homes use a private well and septic system. Test the water, inspect the septic system and ask for any service records. If the home is in one of the subdivisions served by Palatine or Barrington water, confirm the provider and account details.

  4. Understand the lot before the house

Walk the property. Ask about drainage, ponds or wetlands, tree health, easements and outbuildings, and whether an association maintains any common areas. A survey and the recorded plat show what the lot actually includes.

  5. Pull the actual tax bill

Get the most recent bill for the property from the Cook County Treasurer and check which exemptions apply. The school, fire and park districts for the address change the combined rate, so similar homes can have different bills.
